Our Bidding Process

Clear. Honest. No surprises.

At Adam’s HomePros, we know that hiring a contractor can feel overwhelming—especially if you’re unsure what things should cost or how the process works. That’s why we’ve developed a simple, transparent bidding system to guide you from idea to contract with confidence.

You’ll work directly with us (the owners) at every stage, and we’ll always be up front about pricing, expectations, and next steps. No pressure. No fine print. Just a clear process that respects your time, your budget, and your home.

Step 1: Initial Consultation

We’ll meet with you to walk through the space, hear your goals, and discuss the scope of work. Whether you know exactly what you want or just have a list of pain points, we’ll help you think through your options.

After this meeting, we’ll provide a general price range for the project—so you can get a sense of the scale before moving forward.

Step 2: Design Fee & Detailed Bid

If you’re comfortable with the initial range and want to proceed, the next step is paying a design fee. This fee covers the time, planning, and coordination it takes for us to put together a detailed, line-by-line bid.

Depending on the project, this phase may also include:

  • A basic floor plan or elevation drawing
  • Research and pricing from subs and suppliers
  • Preliminary layout or product suggestions

Note: This isn’t a full interior design service, but we’re happy to point you in the direction of a designer if you want one.

Step 3: Final Bid & Decision Time

Once the design phase is complete, we’ll present your final bid—a fixed price that won’t change unless you modify the scope or adjust any allowances.

You’ll know exactly what’s included, what isn’t, and how each decision affects the overall cost. From there, you can take your time to decide whether moving forward feels right for you.

Step 4: Building Contract Agreement

If you’re ready to go, we’ll draw up a detailed Building Contract Agreement that spells out:

  • Project scope
  • Material allowances
  • Payment schedule
  • Timelines and key milestones

Both parties sign the contract, and in most cases, the first project payment is due at signing. From there, we move into construction and keep you updated every step of the way.

Why We Do It This Way

We don’t believe in guessing—not about the cost, not about the timeline, and not about what’s possible. Our process is designed to take the uncertainty out of remodeling, especially in older homes where surprises can be common.

This approach gives you:

  • Clarity before commitment
  • Time to think through big decisions
  • A realistic plan based on real numbers, not rough estimates

We’re not here to rush you or dazzle you with a too-good-to-be-true number. We’re here to help you understand what it takes to do it right—and then do it right.

If you’re ready to take the next step—or just want to explore what’s possible—we’re happy to talk.
